Richhome_4 Just now the Zillow engineering and operations teams "propped" a new version of Zillow.com that allows homeowners to save and publish personal additions and edits to Zillow’s data on their homes.

Homeowners can now add remodel information, update or change facts (like beds/baths, square footage, etc), or add more specific stuff like a waterfront view, finished basement, or type of parking.  This is a milestone release for the company as it represents our first step in opening Zillow up to our customers, inviting them to add to and improve Zillow for everyone.

I just became the first homeowner to publish in the Zillow database.  I uploaded my version of my home’s facts and published My Estimate of the value of my home to be presented next to Zillow’s Zestimate.  I can see many reasons why homeowners would want to update the public record home facts that we have on Zillow with data that the homeowner knows to be current.  However, my personal reason is that my house happens to be for sale right now.  I hear all the time from sellers who tell me that buyers are using Zillow to check out their house, but that the public record facts are not up to date.  They want to update the database with the real information.

In my case the public records say that my house has 2.25 bathrooms, when there are really 3.5.  Zillow now presents my facts side-by-side with the public record facts.  Additionally, I was able to publish My Estimate of my home’s value letting any prospective buyers know that we remodeled 2 bathrooms, added a home office and a laundry room, and did a basement remodel including a wine cellar.  I also picked what I think are the most appropriate comparable home sales for calculating the value of my house.  I chose to make this estimate public and now Zillow presents My Estimate right next to Zillow’s Zestimate

I imagine there are many sellers and other homeowners out there with the urge to “remodel” their home as it appears on Zillow.  So, I encourage you to find your house on Zillow right now and set the record straight.  Play with My Estimator to come up with a more refined value estimate – and save it, email it to a friend or publish it for all to see.  And as always, tell us what you think – we love feedback on what we have done as well as what we should be doing.

Finally, I’d like to congratulate the Zillow team for shipping this new release — what internally we call “Z2” — in the graceful and calm manner of an experienced team.  Nice work.

This is a good, and welcome next step and will surely help your estimates become more relevant. I have met with people who have gone on to Zillow to find their value before I gave them a CMA- it’s taking hold so this is important.

Congratulations for being able to execute this rather obvious (to be honest) next step. Keep up the brilliant work and create the service homebuyers are are looking for.

How about adding a link to allow corrections to wrong neighbourhood data as well. There are still many bugs in Zillow - for instance, for zip code 02481 the market average for houses (reported as $358K) is much lower than actual market average for wellesley, ma (02481+02482) which is reported correctly as closer to $950K. For the longest time, you also had the wrong zip code for this area - 02469 or something like that and I think you still have the link to that zip code’s data rather than the correct data from 02481.

I haven’t been able to get any results for a month. All I get is:

    What’s going on?

Zillow.com bites the wrong bullet: In preference to telling one simple truth, it will propagate thousands of tiny lies …

Heres a simple fact, one of the most important reasons why homeowners need professional representation to market their houses: Diogenes himself could not find an objective seller. Its not enough to detail everything thats wrong wit…

This is Ryan, a tester at Zillow. To the anonymous user that is having the problem with searching, I have personally seen errors like this from time to time, but they are very difficult to track down and they often will resolve themselves before we have to opportunity to fix them. I probably won’t be very responsive today since I was up late last night helping with the release, but if you reply back to me or this blog with contact information, I or one of my collegues would do what we could to help you restore this functionality.

This is Jeff, one of the lead software engineers here at Zillow. We’ve recently discovered a cause for constant search failures like the one seen by the anonymous commenter above. Some third-party software installs a bad version of Microsoft’s XML parser, which we use to drive our searches on Internet Explorer. You can fix the problem by installing the most recent MSXML4 SP2 at http://www.microsoft.com/downloads/details.aspx?familyid=3144b72b-b4f2-46da-b4b6-c5d7485f2b42&displaylang=en

Please let us know if that resolves your problem.

This is a step in the right direction to getting fresh, accurate & complete “facts” which was a major problem. Kudos.

Your updating of your house info leads me to ask you this question:
Should an owner be concerned that the local tax assessor will search zillow for homes whose owners have updated home facts (beds/baths/sq.ft) and improvements (pool, deck, etc) to then reassess those owners and send them a higher tax bill? How could the owner object if it was the owner who upped the value?
    Thanks for your thoughts.

Wonderful service! I have been keeping track of my home and those in my neighborhood, but today when I went to Zillow I couldn’t find my home in the right spot. The details about the home were correct, but the location that popped up on the map was a different home just under a mile away on a different street. How can I report that error so it can be corrected?

  14. David G from Zillow.com on September 20, 2006 11:18 pm

    JF -

If a house’s records at the county are incorrect, those records need to be updated before the correct taxes are assessed. I obviously recommed that you pay your taxes correctly but don’t have any responsibility for the tax assessment and collection process.

    Terri -

We’ve followed up via e-mail to investigate the map issue further. In some cases the location we have for a house is in our database is “approximate”. We receive location data in different ways and the only fool-proof method is when we know the land parcel’s geocode information. If your house is indicated on the map by an outline around the boundary of the property, then we know about your parcel.

If however, your house is indicated with a blue diamond, then our location for your home may be “approximate” - in some areas, that approximation is more accurate than in others.

  15. chris yan on September 21, 2006 12:12 am

I noticed that the home facts no longer include construction quality and the split between first and second story square footage (my favorite feature!) is this because previous data was inaccurate? Or is there some way to still see this valuable information? Thanks!

  16. David G from Zillow.com on September 21, 2006 4:34 am

    Chris -

We intentionally removed some ambiguity from the home facts and added some data fields that have been popular requests.

Construction quality wasn’t helping anyone because it is reported so radically differently accross the country. It is still in the database, and to the extent that it’s relevant, it is still considered by the algorithms.

I apologize that floor-by-floor sq. ft. didn’t make the cut and will note your comment as our first request for its comeback. We found they were data fields that are sparsely populated and with the move to add owner-generated data, we decided that too many sq.ft. fields was just too inviting of innocent inaccuracies - everyone knows how many baths they have, but few people can measure their 2nd floor sq. ft. accurately. Again, the algorithm still sees this data where we have it - and total sq. ft. and number of floors are still on this list.

    Thanks for noticing.

There is one big concern here: At least here in Los Angeles, the reason the City records say 2 bathrooms, when the home actually has 3 bathrooms, is often because that third bathroom was added without building permits or required city inspections.

As any real estate agent can tell you, unpermitted additions are a legal minefield; and absolutely require complete disclosure.

I hope Zillow remembers to make the requisite disclaimers ~very~ visible.

Any chance this tool will allow us to ADD a home in the future? I live just north of Seattle and every home within a mile of me is listed on Zillow, but my house is not. It says “no home found” and there’s no box around my property. There’s a nice picture of my roof though.

I just answered that question on another post, so excuse the cut & paste, but here’s your answer …

We’ve got you covered - to edit your home facts on Zillow, just click on the button that says “edit home facts” on your home’s details page (click on your address after searching for your house). When you edit your facts, we’ll step you through the process of publishing the correct facts for your house.

Note that you will first claim your house on Zillow by verifying ownership - we will also take you through that process when you edit your home facts.

To make a change to the public records for your house, you will need to contact the Fairfield county appraiser’s office - please note that changes you make at the county can take some time to be reflected on Zillow.com.

If the updated information should increase or decrease the value estimate for your house, please also consider publishing your own estimate - to do so, just click on “create an estimate” and choose to publish it in the last step of that process.

I understand. That’s why we provide a 3rd option to verify ownership - you can fax us proof of ownership. It’s quite easy but not as instant as credit card verification.

After you have registered, just fax us your e-mail address and any one of a mortgage statement, deed, tax assessment or utility bill - we’ll verify your ownership & send you e-mail confirmation that your house is claimed - within one working day.

There’s a link at the bottom of the credit card page that offers this fax option. The fax number is 1-866-816-7956

How about writing about all the incorrect information that Zillow puts on the their website. They have my house as recently being sold in January 2007 for $104,000-MY HOUSE HASN’T BEEN SOLD IN THREE YEARS. AND WHEN WAS IT WAS, IT WAS FOR $132,000 How about writing about the lack of care that Zillow has, about getting the corrected information on their website OR under estimating the value for a home. It is amazing that people are still using this so called service ( I guess its because it is free).

There are many factors that affect a Zestimate — a Zestimate is not a replacement for a CMA or appraisal by a local professional who has been to your home.

    Lee-
Please note that you can claim your home and update your home facts to display the correct number of beds/baths. We’ll be using owner facts as an input to the Zestimate in the next couple months.

  51. David Gibbons on September 28, 2007 4:52 pm

    john -

Good question (for a stoner.) We don’t determine prices but rather calculate value estimates - we call them Zestimates. The condition of the home is an unknown in these calculations but features added during remodeling are accounted for since those are reflected in the home’s public records.

  52. Beverly Lindsay on October 21, 2007 9:18 am

I’ve spent hours following your directions to claim the house I actually live in and own in order to correct the age, with no luck and total frustration. You have the “built date” listed as 1976; it was actually built in 2000; Placer County will verify that. I assume that would raise your estimate of value; it certainly would for me. The address is 5422 Casa Grande Ave., Rocklin CA 95677. If you can’t change this for me, please provide me with a failsafe process for actually accomplishing this.

I am trying to sell my house (3909 South Ames Way, Denver, CO 80235), but Zillow is killing us by estimating its value at $690,784. We have multiple professional appraisals in the $900,000s, and one at $1.1 million! I have updated the site for the $140,000 we put into the finished basement (increased square footage, etc.), but Zillow LOWERED the value.
This disparity is absurd and hurts Zillow’s credibility (as well as my ability to sell my house). Can you fix this problem?

  55. David Gibbons on November 8, 2007 9:01 am

    Tierney -

I checked your address - your home’s not listed for sale. We don’t remove homes from our databases.

    Tim -

The public records for your home are incorrect which throws off the Zestimate value. I used your updated facts to calculate an estimate (“create an estimate”) which came to $1,012,228. It seems we agree. If you use the My Estimator tool like I did, the final step gives you as the owner the option to publish the estimate.

I recommend adding photo’s to your listing on Zillow - they’re the most important piece of marketing a property online.

Best wishes for a speedy sale!

    miro,

No, we don’t remove houses from the site. We do however have solutions to help you sell your home. First, please take us up on the offer to advertise your home on Zillow - it’s free - you could have your agent do it for you. 5 million people visit the site each month and with the opportunity to post 50 photo’s and links to your listing at no extra charge, Zillow’s in fact a great showcase for your listing and many sellers use the page-counters to keep track of interest in their listing. If your agent has a reason they made that recommendation, please let me know - I certainly disagree that the site could interfere in your sale and know that the opposite is in fact true.

I recently edited my listing with new images and an attempt to remove an apartment number. However, the apartment number seems to be mandatory because it seems mandatory that one must claim their home if they want to tell Zillow it’s for sale.

How do I re-configure to ensure I appear in search results listings?

My house is listed twice. I would like it listed only once.

    Please remove:
    3726 Meadowbrook Ave
    Nashville, TN 37205

    And leave the correct listing:
    3726 Meadowbrook Ave # 4
    Nashville, TN 37205

    Thanks.

My house is listed twice … Once, correctly, in which I have a “Make-me-move” price, and once by the former realtor who sold us the home (over 14 months ago!). Can we remove the duplication? And can we make sure that realtor doesn’t claim our home as “For Sale”. She adds a virtual tour from the previous owner’s hideous style. Help, please!

    Thank you.

I registered as a real estate agent by mistake and I need to delete this and change to a lender. How do I do that?

    Thank you

Hello, I am having trouble viewing the zillow.com website from my computer, I can view it fine from other computers and only get this error message from this computer “We’re sorry, there is a problem with the site.
Please try one of the following:….” I have already tried CTRL + F5, as suggested in another post, but this solution did not work for me. Any ideas on what it could be would be appreciated.

    Jose-
The issue is likely an issue with your browser. Please try a different browser and also take a look at the possible causes on our troubleshooting page.

  83. Jose Jr. on May 7, 2008 1:51 pm

I don’t believe it is the browser. I am currently using IE and have also tried Firefox, and get the same result. I will try to view the troubleshooting page, when I go home, I can’t view it from the current computer.

I am surpised to know too many people want to remove listing on Zillow. There should be some easy way to accomplish this?

Curious - in most counties, it is illegal to redistribute county tax records, lists of addresses and names of owners for the purpose of offer for sale a product or service to anyone in or any property derived from the lists provided by the county… at least in Kansas and Colorado I believe thats true… How does Zillow get around this? I mean they are using the data as a reason to visit the site and to buy their services - and allowing brokers, buyers and sellers to use that data and information to contact eachother regarding potential sale or lease of house…

is this legal? How? dont get me wrong - I love the site and think highly of it - I think it should have been here a long time ago… what’s the legal side of things? How do they get data feeds and then offer it to the public this way?

  88. David G from Zillow.com on June 16, 2008 3:41 pm

    Eric -

It’s PUBLIC data i.e. it’s owned by no-one and available to everyone. Just like anything public, this information can be shared, distributed and even sold if you find a good way to add value to it.

Please remove our listing from your site - your estimate is 200k under the asking price and other comps in the neighborhood.

I would like to have my house and the related information removed from Zillow. My address is 3308 W Berteau Ave,Chicago IL 60618.

    Thanks
    Tom

I just read through the posts and realize you do not remove homes that may be incorrectly estimated from you site….even at the owners request. This is very unfortunate. I talked a banker at Chase and they said zillow is a main factor in giving mortgages and HELOCs. I claimed my house last week an updated the infor…(added a bedroom and bathroom that were not listed. A day later our property dropped 40K and no one else in the areas did. Please look into this if you are not going to remove it. 3308 W Berteau, Chicago, IL 60618. I really think you should reconsider removing properties at the owners request….it is not helpful to anyone if it is wrong.
    Thanks
    Tom
