If I use your flyer at listing presentation how do you suggest I explain to my seller(s) why your zestimate is consistently about 20% too low? That sure isn’t going to help me seal the deal.

If I use your flyer at listing presentation how do you suggest I explain to my seller(s) why your zestimate of the value of their property is consistently about a whopping 20% too low compared to realistic market value based on comps?
I try not to mention Zillow because it upsets the sellers to see that. It sure isn’t going to help me seal the deal and get the listing!

I think an agent needs to have their own, custom listing presentation materials (if they intend on getting more lisings).

When I was an highly active real estate agent ($40M+/year sales), I used to tell sellers that agents do: 1)Things to get you to sign the listing agreement, and, 2) Things that sell your home for the most money. I reminded them that these two activities were unrelated events.
While using the Zillow listing presentation MAY help with #1, in the real world posting your listing on Zillow has nothing to do with #2.
