Definitions
Types of ZHVI

  • All Homes - Median of the Zestimate for all homes within a region.
  • 1 Bedroom Homes- Median of the Zestimate for all homes with one bedroom within a given region.
  • 2 Bedroom Homes - Median of the Zestimate for all homes with two bedrooms within a given region.
  • 3 Bedroom Homes - Median of the Zestimate for all homes with three bedrooms within a given region.
  • 4 Bedroom Homes - Median of the Zestimate for all homes with four bedrooms within a given region.
  • 5 or more Bedroom Homes - Median of the Zestimate for all homes with five or more bedrooms within a given region.
  • Bottom Tier- Median of the Zestimate for all bottom tier homes within a given region. Bottom tier homes are the homes that fall into the bottom third of home values within the region.
  • Middle Tier- Median of the Zestimate for all middle tier homes within a given region. Middle tier homes are homes that fall into the middle third of home values within the region.
  • Top Tier- Median of the Zestimate for all top tier homes within a given region. Top tier homes are homes that fall into the top third of home values within the region.
  • Condominiums - Median of the Zestimate for all condominiums within a given region.
  • Single Family Residences – Median of the Zestimate for all detached single family homes within a given region.
  • Median ZHVI per sq. ft. ($) – Median of the value of all homes per square foot. This number is derived by taking the Zestimate for each home and dividing it by the homes square footage.

Rental Metrics

  • ZRI All Homes - Median of the Rent Zestimate for all homes in a given region.
  • ZRI per sq. ft. ($) – Median of the estimated monthly rent price of all homes, per square foot. This is derived by taking the Rent Zestimate for each home and dividing it by the homes square footage.
  • Median rent price ($) – Median of the rental price for homes listed for rent on Zillow in a given region.

Other Metrics

  • Median list Price ($) - Median of the list price for homes listed on Zillow, or the asking price. Median sale price ($) – Median of the price for homes that have sold.
  • Median list price / sq. ft. ($) – Median of list prices when divided by the square footage of a home.
  • Median sale price / sq. ft. ($) – Median of sale prices when divided by the square footage of a home.
  • Sold for loss (%) - The percentage of homes that sold for less than the previous purchase price (e.g. a home purchased for $250k and then sold for $225k). This excludes foreclosure transactions.
  • Sold for gain (%) - The percentage of homes sold for more than their previous purchase price (e.g. a home purchased for $225k and then sold for $250k).
  • Increasing values (%) - The percentage of homes whose values have increased in the past year.
  • Decreasing values (%) - The percentage of all homes whose value has fallen in the last year.
  • Listings with price cut (%) - The percentage of current listings on Zillow whose price has been reduced in the last 30 days.
  • Median price cut (%) - Median of the percentage of price reduction for homes whose prices have been reduced in the past full month.
  • Total homes sold – Total number of homes sold during the prior 30 days.
  • Sold in past year (%) - The percentage of all homes that were sold in the past 12 months.
  • Inventory Supply – Total number on listings on Zillow at the end of a month divided by the number of homes sold in that month.
  • Homes for Sale – The number of homes for sale on Zillow.
  • Homes for Rent – The number of homes for rent on Zillow.
  • Homes foreclosed - The number of homes per 10,000 that were foreclosed in a given month. A foreclosure is when a homeowner loses their home to their lending institution or it is sold to a third party at an auction.
  • Foreclosure re-sales (%) - The percentage of home sales in a given month where the home was foreclosed upon within the previous 12 months (e.g. sales of bank-owned homes after the bank repossessed a home during a foreclosure).
  • Sale-to-list price ratio - Median of the ratio between the sale price and the list price for all homes (e.g. if a home with a list price of $200k sells for $250k, its ratio would be 5:4 or 1.25).
  • Price to rent ratio – The ratio is calculated at the house level first, where the Zestimate is divided by 12 times the Rent Zestimate. Then the median of all house level price to rent ratios for a given region is calculated.
